Overview

Description: In 2018 APS were commissioned by Old Mutual to re-design a house prototype for an existing cluster housing site consisting of 17 individual vacant but serviced stands. The site already had substantial roads, water, and electrical infrastructure, and the site stands had already been demarcated.

Challenge: Our challenge was to modernise and completely redesign the previous house type by N.S. Hillis Architect in 2004, and to work within the existing infrastructural framework. Our Client wanted something modern, light and bright which could be adapted to the various different site shapes and orientations.

Solution: The type plan is extremely flexible and can be adapted for use from multiple orientations (mirrored or rotated footprint). The concept behind the design makes reference to the ‘Pevency’ typology of (semi) enclosed courtyards and separate zones for accommodation, service, and living. Communal spaces are designed with high ceilings, clerestory windows, and double sided windows for maximum light ventilation and volume. Large concertina doors open up to a generous covered veranda which is located in the most prime location of each site, surrounded by gardens and swimming pools.

Incremental growth of the building over time has been anticipated as the family expands or contracts. We have allowed for simple double pitched roofs and gable end walls, which can be added onto to provide extensions to bedrooms, verandas or car ports, as the occupants needs and budget allows. An ensuite bedroom is provided which can be just as easily adapted for use as an extra bedroom, or as independent accommodation for a mature child, elderly relative, guest lodger, or domestic worker. The late addition of a TV lounge / guest bedroom was deemed a necessary extra to appeal to large families.
